In April 2024, KEW Legal® completed the documentation of a private mortgage transaction for its client, including a structured disbursement arrangement negotiated during the engagement.
The firm ordered and reviewed the title search and property report, prepared the title commitment, and identified a judgment appearing as a title requirement — working with the client to resolve the title issues before closing.
KEW Legal® then prepared the full document package: the mortgage, promissory note, settlement statement, closing affidavit, compliance agreement, buyer’s affidavit, name affidavit, and a non-identity affidavit responding to the title requirement.
Partway through the engagement the client’s needs changed, and the loan was restructured around staged disbursements rather than a single funding. The firm revised the note and closing documents accordingly and coordinated a call between the client and the attorney handling the revised structure.
KEW Legal® coordinated signing logistics between the parties and revised the settlement statement through to closing.
