In January 2023, KEW Legal® closed a residential condominium purchase in North Miami Beach, serving as both counsel and closing agent, and identified an error in the association’s estoppel certificate on the day of closing.
The firm handled the transaction end to end: escrow deposit letters, contract and vesting deed review, ordering the payoff from the seller’s lender, ordering title, and preparing the title commitment and commitment jacket.
KEW Legal® ordered the association estoppel, reviewed the tax and lien search, and prepared the settlement statement, then reviewed the title commitment against the title requirements and confirmed commission terms with the brokers.
On the day of closing the firm reviewed the title search update and found an error in the association’s estoppel figures — resolving it before funds moved rather than after.
The closing proceeded, and KEW Legal® handled disbursement, recording, and post-closing delivery.
