In August 2026, KEW Legal® closed a commercial refinance for its entity client in North Miami Beach, acting as closing agent alongside its role as counsel.
The firm reviewed the lender’s title requirements, ordered and reviewed the tax and lien search and title search, and prepared the closing disclosure and closing protection letter.
KEW Legal® coordinated with the client’s mortgage broker and directly with the lender on the status of the loan and the mortgagee clause, then worked through the title commitment with the underwriter and the closing platform, including a substitution rate question affecting the premium.
The firm prepared the entity’s closing documents and limited liability company affidavit, requested and reviewed a revised title commitment, obtained an updated payoff, and delivered the complete package — title commitment, closing protection letter, payoff, and closing disclosure — to the lender for funding.
The refinance closed, and KEW Legal® handled post-closing recording and delivery.
“Refinances look routine right up until the title commitment and the loan don’t match,” said Kristina E. Wilson.
KEW Legal® acts as closing agent on commercial and residential transactions throughout Florida.
